How long does exterior paint last in Minnesota?

The honest repaint interval for a Twin Cities house, why the number on the can does not survive our winters, which walls fail first, and the signs that say repaint now.

On a Twin Cities house, a well prepped exterior repaint on wood or fiber cement usually holds seven to ten years before it needs doing again, and the weather elevations often need attention sooner than that. Trim, doors and anything close to the ground run shorter, frequently five to seven years. Stucco and masonry coatings run longer, sometimes well past a decade. Those numbers sit below the twelve to fifteen years a premium paint is often described as delivering, and the gap is not a defect in the paint. It is Minnesota. The same product on the same house in a milder climate would last longer, because the thing that ages a coating here is not time on the wall, it is the number of stress cycles the wall goes through while the paint is on it.

The other thing worth knowing early: this question has no single answer per house. It has an answer per wall. The south and west sides of most homes fail years before the north and east sides, and it is normal to look at a house where two elevations still look sound and two are chalking.

Why the number on the can does not survive our winters

Three things happen to a painted wall in Minnesota that do not happen everywhere.

The first is freeze-thaw. Our late winters and springs cross the freezing point over and over, not once. Wood siding takes on moisture, that moisture expands as it freezes, and the coating on top has to stretch and relax with every cycle. Paint films lose flexibility as they age, so each season the same movement asks more of a stiffer film. That is the mechanism behind hairline cracking on old paint, and it is why a coating can be perfectly adhered and still be failing.

The second is water in the wrong places. Ice dams push meltwater backward under shingles and into the fascia, soffit and the top of the wall. Snow piles against the lowest boards for months and keeps them wet. Splash off a walk or a patio hits the bottom foot of siding every time it rains. Paint is a coating, not a moisture barrier, and where water sits behind the film it will eventually lift it. Blistering and peeling that appear in one localized patch are almost never a paint problem. They are a water problem the paint is reporting.

The third is summer sun. Our summers are short but the sun is strong, and UV is what breaks down a coating’s binder over time. That is what produces chalking, the fine powder that comes off on your hand when you run it along old siding. A wall that gets full afternoon sun receives dramatically more of that exposure than a shaded wall on the same house.

Put those together and a Minnesota exterior gets aggressive UV in July and structural movement in March, which is a harder combination than either one alone.

The answer is per elevation, not per house

If you want to predict when your house needs repainting, walk it and look at each side separately.

South and west take the heat and the UV. These are usually the first to chalk, fade and lose sheen, and on a dark body color they can be visibly tired while the north side still looks recent.

North and east stay cooler and dry more slowly. They hold up longer against UV but collect more mildew and green organic growth, particularly under overhangs and behind shrubs.

Trim, fascia and soffits fail early because they have exposed end grain, more joints, more caulk and, on the fascia, whatever the gutters and ice dams are doing above them.

The lowest few feet of siding deal with snow contact, splash and any grading that sends water toward the house rather than away from it.

Doors and railings get touched, kicked, sun-baked and slammed, and they are the most common surfaces to need attention between full repaints.

A repaint plan that treats all of that as one number will either paint sound walls too early or leave the failing ones too long. The useful question is which elevations are due, not whether the house is due.

What shortens the interval

Painting over a surface that was not clean or not sound. Chalk, mildew and dirt are a release layer. New paint applied over them bonds to the contamination rather than to the wall, and that job can start failing in its first or second year. Washing is part of prep for that reason, and the surface has to dry fully before anything goes on it, which is covered in more detail in when to clean before painting.

Dark and saturated colors. Deep colors absorb more heat, so the substrate under them moves more, and the organic pigments used to make strong reds, blues and some greens fade faster than the inorganic pigments in lighter colors. A deep body color on a south wall is the shortest-lived combination on most houses. It can still be the right choice. It just wants to be a choice made with the maintenance cost understood.

Substrate. Cedar and other real wood siding moves the most and demands the most prep, and it is unforgiving about bare spots and unsealed end grain. Fiber cement is more stable and generally holds a coating longer, with the caulked joints and cut ends being where trouble starts. Engineered wood is fine while its edges stay sealed and swells quickly where they do not. Stucco and masonry, coated with the right product, tend to outlast everything else on the house, though moisture moving out through the wall shows up as blistering rather than as fading.

Failed caulk. Caulk is the shortest-lived material in the whole assembly and it is almost always the first thing to open. A split caulk line at a window casing or a trim joint is an open route for water, and once water is in the joint the paint around it comes off on its own schedule.

One coat, or two coats spread too thin. Film thickness is most of a coating’s durability. Two coats applied at the manufacturer’s coverage rate is what the seven-to-ten-year expectation assumes. A single coat stretched over more square footage looks identical in September and looks nothing alike five years later.

An unaddressed water source. A gutter that overflows, a downspout that discharges against the foundation, failed flashing above a window, grading that slopes toward the house. Repainting over any of these buys a couple of seasons at most.

What stretches it

Prep is the whole game, and it is the part of a quote that varies most between contractors. Removing everything that is failing rather than everything that is visible, spot priming every bare area, sealing end grain, replacing rot instead of caulking over it, and re-caulking the joints that should be sealed while leaving the drainage paths open, is the difference between a coating that is bonded to the house and one that is sitting on it. The application window matters as much. Paint needs to form its film after it goes on, and that process is temperature dependent for a day or two beyond the afternoon it was applied. A coat that goes on during a warm October afternoon and drops below its minimum overnight may look right through the winter and let go in the spring. After that, small maintenance carries a lot of weight. Washing the north and shaded elevations every year or two keeps organic growth from working on the film. Touching up doors, rails and the bottom of the trim when they start to look worn keeps those surfaces from becoming a scraping job. Clearing gutters keeps the fascia dry.

The signs that say you are near the end

Read them in order of urgency.

Chalking is a normal aging sign, not an emergency. It means UV has broken down the binder at the surface. If chalk comes off heavily on your hand, the wall is in its last stretch and is a repaint candidate in the near term rather than a failure today.

Fading and lost sheen, especially unevenly between elevations, tells you the same thing in visual form.

Hairline checking, a fine network of cracks in the film, means the coating has stiffened past the point where it can move with the wood. It is still adhered, which is the good news: repainting a checked but attached film is straightforward work.

Split or pulled-away caulk at joints and casings deserves attention as soon as you see it, regardless of what the rest of the paint looks like. It is cheap now and expensive after a winter of water in that joint.

Blistering or bubbling means moisture behind the film. Find the water source before painting anything, because a repaint over it will fail in the same spot.

Peeling to bare wood means the decision has already been made for you, and the job is now bigger than it was a year ago.

Repainting before it peels is the cheaper project

The economics here are simple and they are the reason to act at the chalking stage rather than the peeling stage.

Repainting a tired but sound coating is mostly washing, minor repairs, caulking and two coats. Repainting a failed one adds extensive scraping and sanding, full priming of everything exposed, and wood repair or replacement where the substrate has been wet and unprotected. That is more labor and more material on the exact same house, and the extra work is the part that scales worst as it spreads.

There is a second cost that does not show up on any estimate. Once paint is gone from wood, the wood itself starts losing service life, and rotted trim, fascia and window casings are carpentry rather than painting. A homeowner who repaints on condition, elevation by elevation, spends steadily and keeps the substrate. A homeowner who waits for the house to look bad pays for the paint and the recovery at the same time.

The practical rhythm for a Twin Cities house: walk the exterior each spring after the snow is gone, look hardest at the south and west walls, the fascia and the bottom of the siding, treat split caulk and bare spots as work to do this season, and plan the full repaint when the weather elevations start chalking rather than when the whole house looks bad.
